I'm sure that since you're on this site, you've probably already spent some time searching through property listings. Did you know that many of the listings that appear online (including: Zillow.com, Trulia.com, Realtor.com, my site and any other agent/broker website with IDX searches) are actually already under contract? Listings with a status of 'Contingency' (i.e, contingent upon inspection, buyer financing approval, appraisal -- or the seller's lender's approval, which is the case with the majority of short sale listings) show up in the Internet as being 'Active', yet these listings are not actually available. Have you ever called an agent asking them for information or to schedule a showing on a property listing that you found online, only to be told that it is no longer available? Well, this is the reason.



Instead of spending hours of your valuable time searching through listings online (only to find out that your favorite ones are no longer available), let me do the work for you. I can create a custom MLS saved search with auto-notification that will instantly email you all new listings that meet your search criteria (as soon as they hit the market) -- but only Active listings that are actually available. An MLS search is a much more powerful search tool than those on consumer search sites, with far more available filters to narrow down your search and zero in on only the properties that meet your needs. This search can be programmed to not only filter out Contingent listings, but Short Sale listings, 55+ (age-restricted) properties, properties with more than one level (for those who don't want stairs) -- there's an abundance of search filters available to me that are not available to you the consumer. While most online searches are geographically limited to searches by city/town or zip code, I can search by much more precise geographical constraints, as well as by specific subdivision, community or neighborhood. The more specific your needs and desires, the better I can help you!



In south Florida's murky and confusing real estate market, it's very important to work with a savvy Buyer's Agent, who can help you determine the real value of a property and how much to offer -- and also has relationships with many of the REO and short-sale listing agents that sometimes can provide me with the kind of feedback that may mean the difference between having your offer accepted or not.



Did you know that many REO/bank-owned properties in this market actually sell for more than the asking price? The days of simply offering 10-20% below the asking price, receiving a counter offer from the seller, and then settling somewhere in the middle have become a memory. Most REO listings are priced well below retail market price and usually receive multiple offers. If your offer is too low, you may not even get a response -- let alone a counter offer. A savvy Buyer's Agent (such as myself) can be your most important tool in buying a bank-owned property at the right price -- without overpaying on the one hand or having your offer ignored on the other.
